- ★ ☆ ☆ ☆ ☆I will try to be brief, however I do not want anyone reading this to be short changed in my experience. I was referred to Mortgage Solutions Financial by my Real Estate company, Marc Guile specifically. I went through the easy pre-approval process, went under contract for a home, and began the process of document collections, et cetera. During the pre-approval process, my interest rate was said to be 4-4.35%. That's what I was assured. A few days before we locked in the rate, it increased to 4.5% because, "well, rates increased". Then, when we did lock in the rate, it skyrocketed to 5% because, "that's just where we are at right now". But not to worry, I was assured we could take steps in shrinking that interest rate. A little bit of a disclosure, my credit score is not the best. However, I knew this going into the process and was not the one who quoted me for the above interest rates. Regardless, the ball kept rolling. Although I was comfortable from the start at paying an interest rate around 5%, the underlining principle here and the common theme throughout is dishonesty. Why try to manipulate a first-time Active Duty home buyer? I am not sure. Towards the end of the process, Marc developed a plan using a program of his that spat out results with the intent of increasing my credit score and decreasing the interest rate. So, for example, the program said do this, this, and that and pay off this amount of money towards that and your credit score will be this and therefore your interest rate will be that. So not to confuse anyone, it goes like this. I will use fake numbers intentionally. Your credit score is 200. Pay $500.00 towards your American Express credit card and your credit score will be 250. That is the gist of it. So we developed this plan. I took action, held up my end of the bargain, and the program had worked. Flawlessly. In fact, my score increased more than what was expected. Therefore, the rate I was told that I was now receive because I held up my end of the bargain was 4.5%. I called into the office and Marc was out. Granted, this was 2-3 days before closing. I spoke to his assistant, Deborah (who by the way is the most amazing person in that office) and she ran my credit again to ensure my score was where it needed to be. It was. She called Marc to confirm the new rate and when she called me back, it wasn't the rate he had told me. In fact, it was a solid 4.875%. Weird. When I called Marc to confront him, he threw me around the loop for a bit until I made it clear that I wanted an answer. I got that answer. "Well, it is what it is. But hey, we close tomorrow. We made it!" I am paraphrasing, as this conversation took place over a month ago. I don't understand why I was lied to. I would have been more than willing to pay the full 5%. The fact is, he quoted me those numbers in the beginning and then, when the rates were locked in and I held up my end of the bargain, they/he did not hold up his end. I hear their advertisements on the radio all the time. Proclaiming to be pro-Military, et cetera. My experience was quite the opposite. I do not have a great sphere of influence, however I will never encourage any of my subordinates, or anyone else that I work with to go with this company. Plain and simple. A man's word is his bond and a company with no integrity is disgusting. If you read through the whole thing, I thank you. If I pushed you away from this company, you made the right choice.
